Warehousing and mini-storage are two completely different things. Warehousing is about pick up and delivery: bailment. Bailment is a delivery of something by someone to another person, to keep it according to the purpose and then to return it to the first person when this purpose is accomplished. There are several types of bailment: involuntary bailment, gratuitous bailment, bailment for hire, lucrative bailment and constructive bailment. All these types of bailment have in common that it's always about taking care, custody and control the goods of someone else.
The warehouseman is liable for loss, damages or injury of your stuff when he fails in caring for them, he's not liable for things that happen in his care that can't be avoided.
The big difference between mini-storage and warehousing can be found in the law. They both carry a totally different risk and legal exposure. As a warehouseman it is important to have an agreement signed that states that the warehouseman is liable for certain damages, but not all. You do agree to take some risks, but you do not agree to take other risks. If the warehouseman and the owner of the stuff can't agree, they can't do business or look into taking alternative steps to protect their interests.
Mini-storage is all about storing stuff yourself in a rented real estate property. The only thing warehousing (bailment) and mini-storage (the rental of real estate) have in common is the appearance of mini storage. They can look the same, but are totally different.
Warehousing takes up less space. There is no dead office space and no hallways, that can increase the occupancy by twenty percent. By stacking containers the company can double the rentable square footage. The negative things of warehousing are the cost of the drivers, vehicles, liability insurance, and the risk of being looked at as a bailee for hire when the stuff gets stolen.
Over the last few years mini-storage has taken the lead and lots of people store all the stuff they can't part from in mini-storages. But the warehouses are still in the picture and lots of people use them to store some stuff. Think about what suits your needs before making a decision upon choosing warehousing or mini-storage to store your stuff. And make sure you read all the agreements you sign.
